HOA entrances & communities
Entrance monuments, medians, perimeter beds and the street-side turf that sets the tone for the whole neighborhood — usually the biggest and oldest zones on the property.
Licensed, insured irrigation contractor for HOAs, apartments, hotels, office parks, retail centers and churches across St. Johns and Duval County. Conventional and 2-wire decoder systems, pump stations and reclaimed-water sites — repaired, programmed and maintained by the same family-owned crew since 2004, backed by our 2-year warranty on parts and labor.
Commercial systems are bigger, older and more complicated than the ones in a back yard: dozens of stations on a two-wire path, a pump pulling from a lake, reclaimed water on a utility schedule, and a controller nobody on site knows how to run. Aqua Premier has serviced residential and commercial irrigation across Northeast Florida since 2004 — the same licensed technicians, the same written quotes, the same 2-year warranty.
Whether it’s an HOA entrance that went brown, an apartment community with a stuck master valve, or an office park whose decoder system threw a fault, we find the problem, fix what can be fixed, replace what can’t, and leave the property manager with photos and a zone map.
If it has a controller and a backflow preventer, we work on it — from a single-entrance HOA to a multi-building campus.

Entrance monuments, medians, perimeter beds and the street-side turf that sets the tone for the whole neighborhood — usually the biggest and oldest zones on the property.

Pool decks, clubhouses, dog parks, playgrounds and the open turf between buildings — high-traffic areas where a broken head or stuck valve gets noticed fast.

Large turf zones, parking-lot islands and foundation beds, often on a 2-wire or central-control system with a master valve and flow sensor.

Narrow strip beds along storefronts and sidewalks, overspray onto parking and walkways, and drip zones that never get looked at until the plants die.

Multi-building sites with dozens of zones, shared mainlines, booster or lake pumps, and residents who notice the moment the grass goes brown.

Churches, private schools, clubs and other campuses that need one contractor to keep an aging system running without a full replacement.
Commercial irrigation comes in more flavors than residential. These are the ones we see most across St. Johns and Duval County.
Hunter EZ Decoder and ICD, Rain Bird ESP-LXD and LX-IVM, Toro and Weathermatic two-wire paths. We diagnose dead decoders, path shorts and grounding problems, replace decoders and surge protection, and add stations without pulling new wire.
ICC2, ACC2, ESP-LXME2 and older commercial cabinets with 20, 40 or 60-plus stations. Wire tracing, valve locating, splice repair and station-by-station testing so every zone runs again.
Hunter Hydrawise HCC and Centralus, Rain Bird IQ and LNK2, Rachio and Weathermatic SmartLink. Remote scheduling, flow alerts and rain shutoff set up so the property manager sees problems before the residents do.
Lake, pond and well pumps with pressure tanks, relays and control panels. We service the pump, the panel and the intake, and size replacements to the system’s real demand.
Reclaimed-water sites in Nocatee and across JEA’s service area, including the watering-day schedules, purple-capped heads and the grit that chews through valves and nozzles faster than potable water does.
Flow monitoring, master-valve wiring and high-flow / low-flow alarms that shut a broken zone down instead of flooding a parking lot overnight.
Hunter I-25 and I-40, Rain Bird Falcon and 8005 rotors, ICV, PEB and PESB valves, brass and plastic — repaired, rebuilt or replaced with matched nozzles so coverage stays even.
Dripline, bubblers and micro-spray in beds, medians and planters, with the filters and pressure regulators commercial drip needs to survive.
Leaking or damaged RPZ and PVB devices repaired or replaced and insulated, so the property stays in compliance with the water utility.

Both. Aqua Premier services residential and commercial irrigation across St. Johns and Duval County — HOA common areas, apartment and condo communities, hotels, office parks, retail centers, churches and private campuses — with the same licensed crew that handles homes.
Yes. We troubleshoot and repair two-wire decoder systems from Hunter, Rain Bird, Toro and Weathermatic — dead decoders, path shorts, grounding and surge damage — and can add or move stations on the existing two-wire path.
Yes. We give a written quote before any repair, photograph what we find and fix, and can put the property on a recurring maintenance schedule. One point of contact for every building and zone on the site.
St. Johns and Duval County: Ponte Vedra Beach, Nocatee, St. Augustine, Jacksonville and the surrounding communities. Clay County is gutter and drainage installs only.
Often, yes. The St. Johns River Water Management District runs a cost-share rebate for HOAs, property-owner associations, multifamily properties, local governments and small utilities: up to 50% of the cost — contractor labor included — up to $10,000 per fiscal year, for EPA WaterSense-labeled smart controllers, spray-to-rotary or micro-irrigation conversions and irrigation evaluations. Funds are first-come, first-served and the cost-share agreement has to be signed before work starts, so ask us early and we’ll supply the itemized quote the application needs. (Single-family homes on JEA water get JEA’s own $150 smart-controller rebate instead.)
