Why new Nocatee homes still need us

A brand-new yard isn't a finished yard. As sod roots in and landscaping fills out, builder systems reveal coverage gaps, dry spots and heads aimed at the sidewalk. New lots settle and trap water after our summer downpours. And a lot of homes arrive with a basic timer and few — or no — gutters. We fix all of it.

What Nocatee homeowners call us for

  • Setting controllers to their JEA zone's watering days & hours
  • Tuning builder-grade systems so coverage is even & efficient
  • Upgrading the basic timer to a smart Wi-Fi controller
  • Adding zones as landscaping & beds expand
  • Seamless gutters on new homes that came without them
  • Drainage for standing water on freshly graded lots
  • Broken heads, leaks & zones that stopped working

One local team for the whole property

We handle sprinkler repair & tune-ups, new installs & zone add-ons, smart Wi-Fi controllers, seamless gutters and guards, yard drainage, and pumps & wells — and keep it all running with a Premier+ Maintenance Plan.

JEA Reclaimed Water

Nocatee's watering schedule, explained

Nocatee's sprinklers run on reclaimed water from JEA — highly treated water that's clear, odorless and carries a little nitrogen and phosphorus your lawn can use (it's not for drinking). Since spring 2025, JEA has run a conservation schedule just for Nocatee to fix the low-pressure problems many neighbors saw in 2024. Here's how it works.

Four watering zones

Nocatee is split into four JEA zones, and your watering days come from your zone — not from whether your address is odd or even. Nearly 11,000 Nocatee homes and businesses are on the schedule.

Two days a week without reclaimed

Each zone also has two days a week when reclaimed water is turned off. Your outdoor spigot — regular drinking water — still works on those days.

Find your zone

Look up your address on JEA's Nocatee map — JEA also sends zone details each year by email and mail. A few Nocatee addresses aren't in a zone and follow the water management district's regular schedule instead.

Drought update — September 2026: The St. Johns River Water Management District's Phase III water shortage order, in effect since May 2026, still limits landscape watering to one day a week and bans it between 8 a.m. and 6 p.m. In Nocatee, your one day comes from your JEA zone. Once the order is lifted, the regular zone days return — along with the year-round rule of no watering between 10 a.m. and 4 p.m.

Watering tips that work with Nocatee's system

  • Water only on your zone's day — and only when the lawn actually needs it.
  • Run overnight or early. JEA suggests after midnight on your day; under the current drought order, finish before 8 a.m.
  • Keep each zone to one hour or less.
  • Test your system at the time it actually runs. Reclaimed-water pressure changes through the day, so a midday test won't show you what happens at 3 a.m.
  • Laying new sod? The district allows extra watering days for new landscaping — we'll set up a grow-in schedule that follows the rules.
  • Garden beds: don't spray reclaimed water directly on vegetables you'll eat raw — drip irrigation at the soil line is the usual answer.
  • Upgrading to a smart controller? JEA offers a rebate of up to $150 on WaterSense-labeled models.

How we help

We set your controller to your zone's day and the right hours, check coverage at the pressure your system actually sees, and fix the leaks and broken or misaligned heads that waste your limited watering time. We program every brand, and we can upgrade you to a smart Wi-Fi controller that adjusts for the weather.

Schedule details are from JEA and the St. Johns River Water Management District, current as of September 2026. Zones and days can change — always confirm yours with JEA.

Nocatee FAQ

Questions, answered

What are Nocatee's watering days?

Nocatee follows JEA's Reclaimed Water Conservation Schedule. The community is split into four zones, and your watering days come from your zone — not your house number. Each zone also has two days a week with no reclaimed water. Look up your zone on JEA's Nocatee map. As of September 2026, a drought order from the St. Johns River Water Management District limits landscape watering to one day a week and bans watering between 8 a.m. and 6 p.m.

Are you really local to Nocatee?

Yes. Aqua Premier is family-owned, our family lives in Nocatee, and our shop is right here in the community at 2400 Palm Valley Rd, Unit 78, Ponte Vedra Beach, FL 32081. Because we're your neighbors, we can typically get to you quickly.

Why is my reclaimed water pressure low?

Reclaimed water pressure rises and falls with demand. When many systems run at once — or during the hours JEA refills its reservoirs — pressure drops and coverage suffers. That's the main reason JEA created Nocatee's zone schedule. Water only on your zone's day and hours, test your system at the time it actually runs, and have us check for leaks and heads that need adjusting.

Why does my HOA water on different days than I do?

Common areas run on their own schedule. JEA works with Nocatee's HOA and CDD landscapers to stagger common-area watering so pressure stays steady for homes.

I just laid new sod — can I water more often?

Yes, within limits. The St. Johns River Water Management District allows additional watering days for newly installed landscaping, though those allowances are tighter under the current drought order. We can set up a grow-in schedule that follows the rules, then switch you back to your zone's regular days.

My Nocatee home is new — why would the sprinklers already need work?

New-construction systems are designed for a bare lot. As sod roots in and landscaping fills out, coverage gaps, dry spots and poorly-aimed heads show up. A tune-up dials the whole system in so you're not overwatering — or paying for it.

Can you add a smart Wi-Fi controller to my Nocatee system?

Yes. We install and program Rachio, B-hyve and Hydrawise controllers so your system waters based on the weather and runs from your phone — a popular upgrade over the basic timer most Nocatee homes come with. JEA also pays its residential water customers a rebate of up to $150 on WaterSense-labeled smart controllers.

Do you install gutters on new Nocatee homes?

Absolutely. Many Nocatee homes are delivered with few or no gutters. We fabricate seamless 6" and 7" gutters on-site, color-matched to your home, with guards and downspouts that protect your foundation and landscaping.

There's standing water in my new yard — can you fix it?

Yes. New lots settle and grade can trap water. We install French drains, catch basins and downspout drainage to move water off your lawn and away from the house.

Which Nocatee neighborhoods do you serve?

All of them — every Nocatee village in the 32081 ZIP code, including Del Webb, Twenty Mile, Greenleaf, Willowcove, Coastal Oaks, Crosswater, Addison Park, Kelly Pointe, Riverwood, Daniel Park and the Town Center area.
